When a commercial property is marketed for sale or rent an Energy Performance Certificate (EPC) is required. The certificate is valid for ten years and the penalty for failing to provide an EPC is 12.5% of rateable value (minimum penalty £500, maximum £5000). The Department of Communities and Local Government website provides further information about legal requirements.
There are a few exceptions where a Commercial EPC is not required:
1. A detached building less than 50m2
2. A property which is never likely to have heating or cooling of any kind
3. A place of worship
4. A temporary building to be used for less than 2 years
