There are significant benefits when Gregg Woodall Associates is involved in projects from conception to completion, enabling legal compliance at minimum cost.

To meet the requirements of Part L2A it is important to consider all of these elements together at the earliest possible stage:

Building Orientation
Envelope Fabric
Internal Layout
Adjacency of Unheated Spaces
Window Sizes, Glazing and Shading
Air Tightness and Thermal Bridges
Renewable Energy Sources
Heating, Cooling and Controls
Ventilation (Part F)
Water Heating and Distributon
Lighting and Controls
Display Lighting

An initial SBEM calculation is required at the design stage as part of the building control submission. The detailed design must produce an SBEM pass.

The final SBEM calculation is undertaken after completion and must include the result of an air pressure test. Any changes to the design are included in this calculation and assuming a pass, then an EPC is generated. 

If any changes are made during construction then it is always preferable to update the SBEM calculation immediately to ensure that a pass level is maintained. Specification changes during construction can easily lead to a SBEM fail and necessitate costly rework before an EPC can be issued.
